Palmetto Ixtapa

Palmetto Ixtapa is the latest development from the Palmetto group, known for luxury residential condominium projects that utilize innovative and contemporary architecture. Other country club and coastal Palmetto projects include: Bosque Real, Lomas Country, Palmetto Acapulco, Punta Mar, Pedreña, and Lomas del Rio. Now under construction, Palmetto Ixtapa is located on a 16,500 square meter (178,000 square foot) site within a gated community in the exclusive Contramar section of Ixtapa. Palmetto Ixtapa was designed by world renowned architect, Enrique Muller, who is known principally for his ocean front projects, such as the sumptuous Zihuatanejo hotel, La Casa Que Canta. Muller brings to the development his signature style of combining sophisticated, luxury, ocean-front living with the best of natural elements. On 140 meters (460 feet) of seafront, Palmetto Ixtapa will feature 66 two-level apartments of between 287 to 485 square meters (2,850 to 5,390 square feet) each, in five towers. All units have at least three bedrooms and four baths with maid’s quarters, and all have large and very private ocean-facing terraces.
“What I like most about the project,” says listing agent Tim Sullivan, who is offering Palmetto Pre-Sales through his Ixtapa-based Ixtapa Real Estate, “is the way the site is laid out along the curve of the coastline, making the buildings wrap around. The contour of the land and [Architect Enrique] Muller’s unique curving design, guarantee privacy, not only from your neighbors on either side, but from above and below as well.” Privacy and exclusivity are the prominent features here, not only in the design, but in the location. You are two minutes from the Ixtapa strip, but tucked away on a cul-de-sac, in a gated community, on a cliff facing the ocean. You can’t see your neighbors and they can’t see you, and with Palmetto occupying the furthest point of the property, there will never be anyone else between you and the sunset.
Other amenities of the project include a spacious plot of land with ample outdoor common areas, tennis courts and a large Beach Club housing an infinity pool, two jacuzzis and fully equipped ocean view gym facilities.

The interior design, finishes, appliances, and accessories are all to be of the highest quality. There is a ground floor auditorium and cinema available for owners use. There is 24-hour security with a manned security booth at the gated entrance for exclusive access. And perhaps best of all, low maintenance fees.
Palmetto Ixtapa credits their high tech, energy saving design with allowing them to offer administrative fees substantially lower than average in Ixtapa. By having the individual units occupy the majority of each floor they minimized the amount of indoor common areas, like hallways, which lowers the total electricity usage, and in outdoor common areas that do need lighting, the lighting is computer controlled. Security cameras, motion sensors, and controlled access, keep security tight with less manpower, and the elevators use energy efficient bands instead of cables. The projected completion date is set for the end of February 2008, but they are so far working two months ahead of schedule.
Ixtapa, even 30 years after its original development, is still luxuriously uncluttered compared to the proliferation of development in places like Cancun or Puerto Vallarta, and surprisingly affordable too, with prices $500 to $1,000 US dollars less per square meter than most other comparable destinations in Mexico and the United States. Palmetto Ixtapa quite literally stands alone on its perch above the Pacific Ocean and at less than half-finished and more than half-sold, it seems we are not the only ones who have noticed.
